Invest in Commercial Real Estate in South Carolina
I want to retire. It can be a stressful thought with children, a mortgage and other financial
obligations and commitments. We all want to retire, but the desire alone will not get us there.
We need a plan. My plan will probably be different from yours, but a plan is needed no matter
who the individual might be.

So how do we get to retirement? There are hundreds of options available today. That's the
good news. A part of my plan involves commercial real estate along with a well balanced
financial investment portfolio.

Why do I believe commercial real estate is a good option? It's the leverage, the performance
and the tangible nature of the asset.

LEVERAGE
The use of a small initial investment, credit, or borrowed funds to gain a very high return in
relation to one's investment, to control a much larger investment, or to reduce one's own
liability for any loss. That's what makes commercial real estate so attractive. Where else can
you borrow a substantial amount of money to buy and asset that has the ability to grow short
term cash and long term equity?

PERFORMANCE
While any asset class will have cycles, commercial real estate performance typically tracks up
and down at a slower pace than most other investment classes. This allows more time to react
and plan for changes that are taking place in a given market place. Commercial real estate
usually tracks a down market more slowly because tenants and owners are occupying space
for business purposes. While this does not completely isolate commercial property owners
from depressed markets, it can help them be prepared and poised to take action. Property that
is actively managed either by an owner or experienced property manager can even help
optimize or improve rates of return on the real estate investment.

TANGIBLE
Sure natural disasters exist and cannot be avoided, but insurance helps reassure the
commercial real estate owner. Time will deteriorate property. It's just the way the world works,
but the main reason banks will lend money to buy real estate is because the collateral that
supports the loan is tangible and secured. Proper exposure to a tangible asset class is a smart
way to not only diversify your holdings, but to mitigate risk as well.

Of course, Leverage, Performance and Tangibility are just a few reasons why commercial real
estate should round out your investment portfolio. The most important thing to understand is
your tolerance for risk. Are you conservative or aggressive? Should you buy an existing
building or develop a property from scratch? There are plenty of properties that can fit your
criteria. It's my job to help you properly evaluate commercial real estate opportunites and
